Knowing when to build
The building industry is facing some unprecedented challenges and that in turn is raising the question: When should I build? Is now the right time to start the process or do we wait?
It would be great to know the answer to these questions but no one knows what tomorrow brings. The key in all of this is to have the right information to assist you in making the decision to build. Building a home whether that be a custom home or unit development will be one of the largest financial commitments we make in our lifetime.
So the first step of course is making the decision to go ahead with your build. The process to build can take time, as building a custom home from the concept design to handover is a journey, whilst building a development takes considerably longer due to other factors like council approvals.
These unpredictable times are likely to continue for a while and every industry is faced with price rises, labour shortages and supply issues, but the construction industry is never stagnant and always changing.
The media is very good at continuously reporting on all the negatives faced by the construction industry which in turn places doubt in the minds of many who are ready and willing to build now. What they fail to mention is how resilient the industry really is and will continue to be over many years to come. Builders are and will continue to work with clients to successfully complete and hand over existing projects and commence new ones.
So what are some things that you can do as part of your decision making process?
Arm yourself with as much information as possible, ask questions and make sure your builder is willing to provide you with the information you seek:
Is my builder professional and knowledgeable?
Making sure you are receiving a detailed quote and not an ‘estimate’
Be clear on how long a quote is valid for
What steps is my builder taking to combat the current industry uncertainty
Has my project been priced correctly
These questions will assist you in the decision making process and help you decide which builder to choose. Remember, cheaper is not always better, which is even more critical in the current settings.
