How does the design process work?

Our team will require the title to the land to assess the block We book a time to meet at our office and discuss the project in detail We will then provide a design proposal, which once accepted, is followed by concept floor plans that we will customise with you Together we'll finalise the concept and have plans drawn to which we can then provide a detailed quote Once the quote is accepted and contracts are signed, our team will arrange the permits on your behalf and commence construction.

What should I think about during the design phase?

Begin with the basics first. Start by collecting inspiration photos so that you can really get a visual feel for things you do and don't like. Work on your wishlist. What are some of the must haves? Do you want a big soaker bathtub or double vanity in your master bedroom? Know your budget. Knowing this helps with setting realistic expectations from the start.

What is a fixed price contract?

 A fixed price contract is a type of contract that has a fixed lump sum price for all specified building works- which includes the builders margin and G.S.T. A fixed priced contract is the most common and widely used building contract as it provides the client with a fixed end price. With that in mind, the fix price can change due to building variations requested by the client and matters outside of the builders control. A fixed price contract is only as good as the plans provided by the client and the specifications prepared by the builder.

What Information do I need to provide for an accurate quote?

To ensure your quote is accurate you will need to provide all the building documentation required. The main documents are the architectural plans, structural engineering, energy reports, geotechnical soil report and specifications. Some projects will require more documentation which does vary from site to site, your builder will ask if they require any further information and can assist to obtain if required.

How do I select the right builder for my project?

Ask the following questions to help you make an informed decision;

Is your quotation professionally presented and include, or exclude, all of your requested requirements?

What are your first impressions and do you have a good rapport?

Are they a registered builder and hold all the relevant insurances?

Can they demonstrate a good knowledge of construction practices?

Are they easy to deal with?

Can they explain the permit, building and contract process?

How much does it cost to build?
